More than 200,000 homes in South Carolina are located in flood zones and are covered by flood insurance policies. Just 1 inch of floodwater can cause more than $25,000 of damage. Flood Insurance vs Homeowners Insurance

Typical homeowners insurance policies do not cover damage caused by floods. If you’re in a flood zone, your lender may require you to carry flood insurance. Flood insurance is available from the FEMA’s National Flood Insurance Program (NFIP) but typically only covers up to $250,000 of your structure and $100,000 of contents. For coverage of structures valued in excess of $250,000, you’ll need to supplement NFIP insurance with flood insurance from a private insurance carrier.

If your home’s dwelling value is above the NFIP limit of $250,000 the greater likelihood the homeowner should carry excess flood insurance.  Many coastal homes in the Charleston area will exceed this dwelling value.  IZC works with multiple insurance carries offering Excess Flood insurance and can often provide multiple quotes for additional layers of protection against floods.  Factors such as the homes Flood Zone, Elevation Certifications and height of the first floor in relation to the Base Flood Elevation will affect the cost of flood insurance.
